North Las Vegas’ NLV Gateway: A Catalyst for Economic Growth and Community Revitalization

LAS VEGAS — NLV Gateway, the newest development in North Las Vegas, is set to transform the city’s landscape, creating a vibrant downtown area that fosters business, culture, and community. Designed to serve as a hub for economic opportunities, the project promises to provide essential healthcare services, healthy food options, and a range of employment prospects, all in a space that is both functional and enjoyable. With cutting-edge urban design, NLV Gateway aims to become a landmark destination for both locals and visitors.
A project spearheaded by Agora Realty, with asistance from Edison Opportunity Fund, NLV Gateway underscores the company’s commitment to North Las Vegas. Over the past six years, Agora has worked diligently to revitalize the city’s downtown, beginning with the redevelopment of Fiesta Plaza, a 200,000-square-foot shopping center on 23 acres. Once a quiet space, Fiesta Plaza now thrives as a bustling retail center with notable tenants, including La Bonita Supermarket, Conn’s, Ross Dress for Less, Ace Hardware, U.S. Bank, Denny’s, and Shoe Palace.
Agora Realty’s efforts have yielded over 550,000 square feet of retail space in North Las Vegas and the greater Las Vegas area, cementing their reputation as a trusted developer. The NLV Gateway project builds upon this legacy, bringing further economic growth and community benefits to the area.
With a population of over 275,000 residents, North Las Vegas is fast becoming the premier place to live, work, and play. The city leads the Las Vegas Valley in new home development while maintaining a longstanding tradition of economic growth and a business-friendly environment. The city’s "fast and faster" approach has attracted global brands, innovative industries, and e-commerce, making it a hub for job creation and economic diversification.
Edison Opportunity Fund has partnered with both the City of North Las Vegas Agora Realty to identify and make venture capital investments in Qualified Opportunity Zones Businesses, also know as QOZBs. These QOZB's are meant to that bring synergy to several Agora-led properties in North Las Vegas as tenant business.
These initiative include, but are not limited to Fiesta Plaza, as well as two mixed-use projects that are currently in the contruction stages - NLV Gateway & Hylo Park.
Hylo Park: A Sports and Lifestyle Destination
Hylo Park, a significant piece of the NLV Gateway development, is advancing rapidly. Agora Realty CEO Cary Lefton explained that minimal underground infrastructure work is needed due to the high-end infrastructure left by now-demolished casinos on the 73-acre site. Hylo Park is envisioned as a walkable, mixed-use residential community with a unique twist—doubling as an "Olympic village" for youth sports. “We’re taking a holistic approach,” said Lefton, “combining organized sports programming with great shops and restaurants.”
The project includes a 158,000-square-foot indoor multi-sport facility, an outdoor field for soccer games and events, and a 30,000-square-foot educational sports school for children. Hylo Park will also feature a 175-room hotel, with discussions underway with a national brand to operate it, though no official deal has been signed. In addition, 393 residential units will be built on 37 acres, alongside a 90,000-square-foot commercial center for retail and dining establishments.
The site already boasts an ice rink and parking garage, but the rest of the project is slated for development. Agora Realty has submitted traffic and drainage studies, with plans to break ground by late summer 2024. Lefton hopes to see Hylo Park fully developed by early 2026.
Gateway Village: Overcoming Challenges, Driving Progress
Gateway Village, another key component of the NLV Gateway project, has faced more challenges than Hylo Park due to outdated infrastructure. Although some demolition began in 2022, the 19-acre project has encountered delays as the area’s 50-year-old infrastructure required more work than initially anticipated. “The complexity level is as high as you can get compared to other parts of the city where you’re installing brand-new services,” Lefton explained.
When complete, Gateway Village will add approximately 200,000 square feet of retail space and 125,000 square feet of office and medical space. According to North Las Vegas Mayor Pamela Goynes-Brown, this project will help better define the city’s downtown area.
While some ground construction on office and retail buildings has begun, the remaining sites are expected to break ground by August 2024. Lefton projects that most buildings will be completed within 18 months, though final completion is uncertain as one of the six sites is being redesigned to accommodate a higher education institution.

Although Lefton did not reveal which institution could be coming to Gateway Village, Goynes-Brown hinted at a potential partnership with Nevada State University during her 2024 North Las Vegas State of the City address. In an emailed statement, she expressed excitement about the collaboration. “We value our partnerships with higher education institutions,” Goynes-Brown said. “They bring tremendous opportunities to our residents and city. While I can’t share specifics yet, I look forward to doing so soon.”
Nevada State University has yet to comment on its potential involvement in the project.
